The expenses property agents usually claim, why private car costs are disallowed, and how the 25% fixed ratio applies to agents earning S$50,000 or less.
Property agents are self-employed commission agents, so the same rules apply as for any business: an expense counts only if it was incurred wholly and exclusively in earning your commission, and you can prove it.
What do property agents usually claim?
- Advertising: listing portal fees, online ads, flyers and signage.
- Public transport to viewings and client meetings.
- The business share of your mobile phone.
- Entertainment and gifts for clients, with a note of who and why.
- Marketing materials and stationery.
Why is my car not claimable?
IRAS disallows the costs of private cars, meaning E, Q and S-plate cars: repairs, maintenance, parking and petrol. They are not deductible even if the car is used only for business. This catches many agents who drive to every viewing.
Can I use the 25% fixed ratio instead?
If your total gross income from all sources is S$50,000 or less, you can claim 25% of your gross commission as a deemed expense instead of actual expenses. Above S$50,000, you must claim actual expenses. If you earn commission from more than one source, you must use the same method for all of it.
What records should I keep?
Each receipt, its date and amount, and the listing, viewing or client it relates to. Keep them for at least 5 years. Listing and ad charges often arrive as card statements, so download the invoice from the portal as well.
